Delhi/NCR
The fast pace of infrastructure development on NH-1, especially in the developing zones of Kundli, Sonipat and Panipat, has opened up the prospects of real estate development in residential, commercial and industrial sectors. The rapid development of the KMP (Kundli-Manesar-Palwal) Expressway has also acted as a catalyst for the progress of these areas. The plan for a orbital rail corridor along the KMP expressway, the inauguration of the Rajiv Gandhi Education Centre, a 250-acre food processing SEZ (special economic zone), major industrial parks and an industrial hub for petrochemicals have given Kundli, Sonipat and Panipat an unprecedented opportunity to level up with other NCR cities like Gurgaon and Noida-Greater Noida.
Price & connectivity
The troika of Kundli-Sonipat-Panipat is turning into a hub for the next big real estate boom, as the land prices here are competitive compared to the rocketing rates in the other parts of the NCR. Prices here are still low and investors can hope to make quick profits. The KMP Expressway, nearing completion, will provide faster access to the international airport and facilitate the development of a new economic corridor in the area.
Distance not a Deterrent
Kundli is about 25km from Pitampura; Sonipat is just 5km, and Panipat 90km from Delhi. These areas have easy accessibility to Delhi along the NH-1. Thus, much like people living in South Delhi investing in Gurgaon, and those living in East Delhi investing in Noida and Greater Noida, those living in North and West Delhi are now investing in the Kundli-Sonipat-Panipat belt. These developing areas are now being touted as the future of urban living offering residential, commercial, industrial and educational set-ups.
Kundli
Only 15 minutes away from the posh and upmarket residential hubs of North and Northwest Delhi like Pitampura, Rohini and Punjabi Bagh, Kundli is today one of the best investment destinations in the NCR after the NH-1 became signal-free recently.
The developing area is a hot destination for investment in property. Property market in Kundli is showing good turnovers and offering lucrative opportunities in investment. The development of social and physical infrastructural facilities in Kundli is attracting an increasing number of people to buy residential and commercial properties here.
Kundli is also slated to have an exclusive station of Rapid Rail Transport System, which will cut down travel time from here to the ISBT to just 20 minutes. The area is proposed to be connected by the Metro line as well. The area is adjacent to the forthcoming KGP and KMP expressways. Apart from purchase, many commercial and residential properties are available on rent as well. Every major developers of Delhi has parcels of land here.TDI is one of the largest developers of the region with 1,250 acres under its belt. Other real estate players like Parsvnath, Ansals, Omaxe, Parker, Raheja, Eldeco, Anant Raj, Tulip Infrastructure, Collage Group, Eros Group, AJS Builders, Divine, Vardhman, Jindal Greens, etc, have already launched mega projects here.
Pranav Ansal, the vice-chairman of Ansal API, says: ?The forthcoming 135km KMP Expressway, the proposed Rapid Rail Transit System and the 100metrewide road from the IGI airport ensure a seamless connectivity for Kundli and Sonipat and enhance the prospects of residential property here. The area is also developing an international-level education hub, Rajiv Gandhi Education City, where a numbers of universities have been lined up to set up their branches on the 2,000-acre campus; IIT-Delhi has announced that it will set up an extension campus here.?
TDI Tuscan City is recreating the mesmerizing aura of Tuscany, a panoramic region of Italy. Almost ready, the 3BHK, 3BHK plus study, and duplex with terrace units of Tuscan Floors will be handed over for possession by this year, according to the developer. TDI Tuscan City offers plotted and gated township of 200, 250 and 300 sq yd. Apart from residential development, the group has just completed the TDI Mall on 5.5 lakh sq ft of retail space with a grand 650 sq ft frontage. Kamal Taneja, the managing director of TDI Group, says: ?The rise in developmental activities and demand for residential, commercial and retail real estate here has made Kundli the next big destination in the NCR. The infrastructural developments in Kundli are poised to convert the region into another Gurgaon. The coming of KMP and KGP Expressways will make connectivity easy to Kundli.?
Sonipat
Residential property in Sonipat has become a hot favorite, compared to its commercial and retail segment. Sonipat is fast emerging as an excellent residential and investment destination due to availability of large tracts of land at low prices. The eight-lane KMP Expressway will connect industrial areas of Sonipat, Gurgaon, Bahadurgarh, Jhajjar and Palwal. Many corporate groups have shown interest in developing SEZs around the expressway.
The major names in residential and commercial development here include Landmark, Mapsko Builders, Eros, TDI, Parsvnath, Ansals, Omaxe, Eldeco, Tulip, Jindal Greens, etc. The land rates have already seen an average appreciation of almost 100-150% over the last couple of years.
Panipat
Located 90km from Delhi, Panipat continues to grab the attention of prospective investors. Panipat holds the distinction as a petrochemical hub. But, great efforts are being made to develop it into a high-tech city, which has inspired many real estate developers to invest in Panipat real estate. The Haryana government is taking keen interest in developing the region with heavy investments. The government has already approved the acquisition of 5,000 acres for petroleum, chemicals and petrochemical industries.
According to sources, the proposed region is expected to attract 400 companies and an investment of about Rs 13,000 crore in the coming years. TDI City, Panipat, is spread over 300 acres; it will be a luxurious, self-sufficient and integrated residential township in the heart of Panipat, 2km from the railway station and 1.5km from the bus station. ?TDI City has been conceptualized to offer to the residents of Panipat and neighboring cities a first of its kind international living experience,? the developers say. Besides TDI, Ansal API, Parsvnath, Ambience, Eldeco, Splendor, etc, too have projects going here.
